Since September 2024, the minimum real-estate investment for the Golden Visa has increased to EUR 800,000 in high-demand areas. Greece also banned short-term rentals of properties purchased through the scheme.
For new investors, the change means a higher financial threshold in the most sought-after areas and a restriction on using purchased property for short-term rentals. According to sources, the measures directly affect people planning to relocate through the real-estate investment residence route. Over time, this makes the choice of eligible properties and the financial model of relocation more constrained: the entry cost is higher and short-term rental income is unavailable. Investors should take this into account when comparing locations and residence options.
